San Pablo is a coconut-growing city at the foot of Mount San Cristobal and Mount Banahaw, with lakes such as Sampaloc and Pandin. Tourists visit for the lakes, and it is a supply town for neighbouring areas. Manila is a few hours by road depending on traffic.
Laguna neighbours include Calamba, Santa Rosa, Cabuyao, San Rafael and Santo Tomas, with Lipa across the provincial border; Calamba and Santa Rosa are industrial and commuter cities with different price levels.
Foreign nationals cannot own land in the Philippines. They can hold condominium units under a 40% cap per project and lease land, generally for 25 years renewable once, with 99 years only for approved investment projects. Because most San Pablo stock is houses, foreigners usually need a Filipino spouse or a long lease, and must verify the title with the Registry of Deeds.
