Land in Philippines
Land for sale in the Philippines runs to 2,590 listings in our data, but most foreign buyers cannot legally own it. Understanding that rule, and the lease and corporate structures around it, is the whole game.
Philippine land ownership is limited to Filipino citizens and corporations that are at least 60% Filipino-owned. Foreigners can lease land long term, and former natural-born Filipinos may own limited areas for residence or business. If you buy through a Filipino partner you rely on trust alone, so take independent legal advice.

Coastal land can be subject to easements that bar building within a set distance of the high-water mark, and informal settlers or fishing communities sometimes use the shore. Agricultural plots may have tenant farmers whose rights are protected by agrarian reform law. Visit unannounced, speak to neighbours and ask the barangay office who is living on or using the land before you sign anything.
Agricultural land can be subject to agrarian reform restrictions and conversion rules. Never assume farmland can be built on. Check classification with the local government and the Department of Agrarian Reform.
Our Philippines consultation guide lists the steps, and financing shows funding choices.
If you cannot own the land, make sure the lease is as strong as a title.
