Buyer's guide: Durrës
Durrës is Albania's largest port and its busiest seaside resort, a 3,000-year-old city with a Roman amphitheatre and a long, built-up bay. Our database lists 2,793 Durrës property for sale offers at a median asking price of €95,350, nearly all of them apartments and mostly one-bedroom, making it one of the cheapest beach markets on the Adriatic.
These are asking prices from current listings on RealEstateAbroad. Beachfront flats in new buildings ask more than flats a few blocks back.

Apartments lead with 2,193 listings. There are 156 villas, 142 commercial units, 132 plots, 110 studios, 50 houses and 10 penthouses. One-bedroom flats dominate (1,728), followed by two (606), three (100), five-plus (68) and four (62). That makes Durrës a market of compact holiday and investment flats. The long beach, Plazhi i Durrësit, runs along the bay and is lined with high-rise apartment blocks and hotels; the promenade is lively in summer. The old centre holds the Roman amphitheatre, Byzantine walls and the port, which handles ferries to Italian cities such as Bari and Ancona. South of the centre, the Currila and Shkëmbi i Kavajës areas offer quieter beaches and villa neighbourhoods, and Golem, a few kilometres south, is a rapidly growing resort strip. Spitallë and Porto Romano are more industrial areas.
Durrës is about 35 km from Tirana and around 40 minutes by road, and a commuter market is developing, with some workers living by the sea and travelling to the capital. The 2019 earthquake, the strongest in decades, caused damage and casualties in Durrës, so structural quality and compliance with seismic codes deserve careful checking. Summers are hot and busy, and the beach season stretches from May to October.
Durrës is where Albania's price per square metre meets the sea. Buyers earn their return by checking construction quality, not by chasing the lowest price.
Our Albania buying guide and Albania financing guide set out these steps.

The market is dominated by small flats, many in large new buildings, and wages and prices in Albania are low by European standards. Quality varies, so check the building.
Albania is seismically active, and Durrës was hit by a major quake in 2019. Ask for the structural documents and favour newer buildings with certified design.
Yes, apartments and houses can be bought by foreigners. Agricultural land is excluded.
About 35 km, usually 40 minutes by road.
Summer rentals can be strong, but the season is short, so test your numbers against a lower annual occupancy.
