Houses in Philippines
Houses for sale in the Philippines are the biggest category we track, with 15,189 of 30,847 listings. The catch for overseas buyers is constitutional: foreigners cannot own land, which shapes how a house purchase can be structured.
Asking prices below come from current listings on RealEstateAbroad and cover all property types, so houses in prime Metro Manila villages will sit above the median and provincial homes below it.
| Measure | Value |
|---|---|
| Listings in the Philippines | 30,847 |
| Median asking price | €127,705 |
| Middle half (p25-p75) | €75,609 - €217,211 |
| Median price per m² | €1,808 |
Under Philippine law, land is reserved for Filipinos and Filipino-majority companies. A foreigner can own a building but not the ground beneath it. Common workarounds are:
Former natural-born Filipinos have limited rights to buy land. Seek legal advice before paying anything.
Urban houses cluster in Quezon City, Pasig, Las Piñas and Parañaque. Commuter belts south of Manila appear in Calamba, while Angeles near the former Clark airbase draws retirees. Prime business districts such as Makati and Taguig are mostly condo territory. Across Philippine listings, 3-bedroom homes lead with 5,328, followed by 1-bedroom (5,109), 2-bedroom (4,384), 4-bedroom (2,910) and 5+ (1,303).
Our Philippines buying guide explains the process, and the financing page covers funding.
In the Philippines a foreigner buys the building and leases the land, never the reverse.
If a house does not fit, see land (for Filipino or lease structures), studios, or homes under €100k. The Philippines hub and market data give context.

You can own the structure but not the land under it. Many foreigners lease the land or buy a condo unit instead.
We list 15,189 houses among 30,847 Philippine properties.
Customarily the seller pays capital gains tax and the buyer pays transfer fees, but this is negotiable. Confirm with your lawyer.
It can leave you without legal rights if the relationship ends. Take advice and prefer a documented lease or condo.
Many look at Angeles for its amenities, but visit in the wet season and check flood exposure.
