Buyer's guide: Makati
Makati is the financial heart of the Philippines, with the head offices of major banks, embassies, upscale malls and a dense cluster of condominium towers. RealEstateAbroad lists 1,466 properties for sale, with a median asking price of €149,460 and €3,015 per m². The typical unit is a compact 54 m² condo.

Apartments number 1,071, commercial 242, studios 94, houses 43, land 11, penthouses 4 and villas 1. One-bedroom units dominate (584), followed by two-bedroom (297), three-bedroom (115), five-plus (18) and four-bedroom (13). The commercial share, at about one in six, shows how much of Makati's stock is office and retail space.
Studios and one-bedrooms suit single professionals and investors who rent to executives and expatriates. The low entry point, with the lower quartile near €91,000, comes from older buildings and units in less central parts of the city. See national apartment and studio listings.
The Central Business District, around Ayala Avenue and Paseo de Roxas, has the highest concentration of offices and luxury condos. Salcedo Village and Legazpi Village are leafy, walkable areas with weekend markets and cafés. Rockwell Center has an upscale mall and towers. Poblacion is the nightlife and creative district, with bars and restaurants, but is noisy at night. Forbes Park, Dasmariñas and San Lorenzo are exclusive gated villages with large houses, rarely available to foreigners. Bel-Air and Magallanes are residential districts with mixed housing.
The MRT-3 and the Makati Intra-city Subway project, still under development, link the area to the wider metropolis, while the Ninoy Aquino airport is around 20 minutes away.
Foreigners can buy condominium units in the Philippines if foreign ownership of the project stays at or below 40%, but cannot own land, so the houses in gated villages are generally off limits unless held through Filipino-owned structures. Condo buyers should check the licence to sell, the developer's record and the foreign quota. Taxes and fees include documentary stamp tax, transfer tax and registration fees, and the seller usually pays capital gains tax, though contracts vary.

Condominium dues in Makati are charged monthly and vary by building and amenities. Parking slots are often sold separately, and a covered slot adds to the price. Check the condo corporation's financial statements and any planned major repairs. Rental income is taxed in the Philippines, with rules for non-resident owners, and a managing agent usually takes a share. Flooding is less of a problem in the CBD than elsewhere, but typhoons can disrupt power and access, so ask about backup generators and water supply. A Filipino lawyer should verify the title before payment.
Makati rewards a walking-distance mindset. Salcedo and Legazpi Villages suit those who want weekend markets and quiet streets, Rockwell offers a mall-centred lifestyle, and Poblacion appeals to those who like an energetic social scene. Prices per m² vary by tower age and view, so compare units within a few blocks. Ask about backup power, water pressure and fibre internet providers, because they directly affect daily life in the tropics.
Other Metro Manila markets include Taguig with Bonifacio Global City, Pasig, Quezon City and Las Piñas. Outside Manila, see Calamba and Angeles. The Philippines hub has all, and our mortgage calculator helps with budgets.
