Buyer's guide: Jeddah
Jeddah is Saudi Arabia's Red Sea gateway and its most cosmopolitan big city, and RealEstateAbroad lists 4,269 properties there. The median asking price is €159,723, and the typical home is a spacious 224 m². Saudi Arabia has recently reformed who may buy property, so this page covers both the prices and the legal backdrop.
These figures are asking prices from current listings on RealEstateAbroad, converted to euros.
| Indicator | Figure |
|---|---|
| Active listings | 4,269 |
| Median asking price | €159,723 |
| Interquartile range | €118,958 to €228,858 |
| Median price per m² | €977 |
| Median size | 224 m² |
Apartments dominate with 3,452 listings, followed by 505 villas and 302 houses. Commercial (6) and land (3) are barely represented in our data. What stands out is size: 1,145 listings have five or more bedrooms, 926 have four and 861 have three, while only 364 have two and 20 have one. Saudi households are large and apartments are built accordingly, so a four-bedroom flat of 200 m² or more is ordinary here.
That makes the €977 per m² median more meaningful than the headline price, and it means small investment studios are scarce. See the apartment listings in Saudi Arabia, villas and houses for the wider range.
Jeddah is spread along the coast, with an old historic centre (Al-Balad, a UNESCO site) and modern districts north of it. The northern corridor, including Al Shati, Al Rawdah, Al Hamra and Obhur, is associated with higher-end villas, beachfront compounds and newer towers. Al Salamah and Al Safa are established central residential areas. Further north lie large master-planned developments aimed at the Red Sea tourism push.
King Abdulaziz International Airport and the Haramain high-speed rail link to Makkah and Madinah make Jeddah an unusually well-connected city. For pilgrimage-linked demand, compare Makkah and Madinah, which have their own special ownership rules.
Historically, non-Saudis faced strong limits: they could usually buy only in limited circumstances, typically with a residence permit and approval. A newer real estate ownership law approved in 2025 was designed to let non-Saudis own property in designated zones, with specific provisions for Makkah and Madinah, and the framework has been rolling out since. Details such as eligible areas, fees and any holding conditions have been evolving, so confirm the current position with a licensed Saudi lawyer and the relevant authority before agreeing a price.
The Saudi Arabia buying guide collects the process steps, and mortgage options in Saudi Arabia describe how local banks treat expatriates. Wider trends are summarised in our Saudi market analysis.
There is no annual property tax on residential homes in the usual sense, though a real estate transaction tax applies on sales, and a white land fee targets vacant urban land. Confirm current rates locally.
Jeddah is usually cheaper per m² than Riyadh's best addresses and more cosmopolitan than the Eastern Province. See Riyadh, Dammam, Al Khobar and the broader Eastern region. Check budgets with the mortgage calculator or browse Saudi Arabia overall.

Saudi Arabia has been opening ownership to non-Saudis in designated areas under a recent law. The rules differ from city to city and Makkah and Madinah have special provisions, so get current advice from a Saudi lawyer.
Across our listings the median asking price is €159,723 for a 224 m² property, which is around €977 per m². Half of listings are between €118,958 and €228,858.
Family sizes and local building traditions favour many bedrooms. In our data 1,145 of the listings with bedroom counts have five or more bedrooms.
There are 505 villa listings, against 3,452 apartments. Villas cluster in the northern districts and compounds.
Jeddah is a port and coastal tourism city, with strong links to pilgrimage traffic and the Red Sea projects, while Riyadh is the political and corporate centre. Price levels and rental dynamics differ, so analyse each separately.
