Ahmedabad is Gujarat's largest city and a UNESCO World Heritage city for its walled old town. The Sabarmati Riverfront, the Sardar Patel Stadium and GIFT City, an international financial services zone near Gandhinagar, are signature projects. Newer residential areas are in the west, including SG Highway, Bopal, Prahlad Nagar, Satellite and Thaltej, while the east is older and cheaper.
The city has a metro that has opened in stages, a BRT bus network and an international airport. Gujarat has a strong business culture, with textiles, pharmaceuticals and engineering; recently, auto-industry investments around Sanand have added jobs.
Other Indian markets to compare include Gurgaon, Pune, Hyderabad, Bengaluru, Kolkata and Navi Mumbai.
NRIs and OCIs can buy residential and commercial property but not agricultural land. Gujarat law also has specific restrictions in some areas on transfers between communities (the Disturbed Areas Act), which a local lawyer should check.

Ask whether the flat sits in a registered society, check the parking allocation, and compare the built-up area with the carpet area, because Indian listings often quote the larger super built-up measure. Look for the commencement and completion certificates and bank approvals if you plan to borrow. In older western districts, water supply can be tight in summer. Hot summers make cooling costs important, so ask about orientation and insulation. Compare similar listings on the same street to gauge a fair price, and bring a lawyer to review the agreement to sell before paying any booking amount.
Ahmedabad is hot from April to June, with temperatures well above 40 degrees, then humid through the monsoon, and pleasant in winter. Gujarat is a dry state with a prohibition on alcohol, which some expatriates find a lifestyle factor, although visitors can obtain permits. The food scene is strongly vegetarian and the old city's pols, clusters of traditional houses, are a heritage draw. Festivals such as Uttarayan, the kite festival in January, shape the city's calendar. Families value the schools and the business-friendly reputation, while newer arrivals should check commute times to SG Highway offices.
Gift City, new infrastructure and the metro may support demand in certain corridors, though supply is also high. Use the property valuation tool for a sense-check.
