Buyer's guide: Larnaca
Property for sale in Larnaca is the value option among Cyprus's coastal cities, with 14,053 current listings on RealEstateAbroad and a median asking price of €260,000. It offers a beach promenade, a marina and the island's main international airport.
The figures come from current listings on RealEstateAbroad and are asking prices. Larnaca typically sits well below Limassol and Paphos on price per square metre, which is the main reason investors and first-time overseas buyers look here.

Larnaca centres on the Finikoudes promenade, a palm-lined seafront with cafés, beside the Church of Saint Lazarus and the old fort. To the south-west, the Larnaca Salt Lake attracts flamingos in winter, and the Hala Sultan Tekke mosque stands on its shore. Mackenzie Beach is close to the airport. Along the coast to the east lie Dhekelia, Oroklini and Pervolia, with newer developments and quieter beaches.
Hermes Airport is minutes from the centre, with flights across Europe and the Middle East, which makes Larnaca convenient for second-home owners. Nicosia is about 45 minutes by motorway, and Limassol around the same. The new marina and waterfront regeneration have raised the city's profile.
Buyers include Cypriots, Britons, Israelis and Eastern Europeans. Compare other markets: Limassol, Paphos, Nicosia and Famagusta.
EU citizens can buy freely. Non-EU buyers usually need Council of Ministers approval for one property, which is a routine process handled by your lawyer.
Make sure the title deed is issued, particularly for older developments where deeds have been delayed. Our Cyprus consultation guide and financing guide explain the details, and the Cyprus page shows national data.
Larnaca has a longer tourism season than many Mediterranean towns because the airport and mild winters bring visitors for much of the year. Even so, July and August are peak months, and winter lets often depend on long-stay tenants and remote workers. Holiday lets need a tourism licence from the Deputy Ministry of Tourism, and building rules can restrict short stays. Ask for occupancy data by month rather than a single yield figure, and compare maintenance fees between complexes with pools and those without. Careful buyers also check the age of air-conditioning and solar water-heating systems before signing.
Check flight paths near the airport. Low-lying coastal land can flood after heavy rain, and summers are hot, so air conditioning and insulation affect running costs. Estimate loan costs using the mortgage calculator.
Rental demand is strong from airport workers, students and tourists, though management quality varies, so request real income figures.

Generally yes. The median asking price is €260,000 in Larnaca, against €500,000 in Limassol, although the best seafront towers command a premium.
Larnaca International is within roughly 10 to 15 minutes of the town centre, so it is among the most convenient airports of any Cyprus resort.
Fees are tiered by price and reduced by 50% under current rules; no transfer fees are due when VAT is paid on the purchase. Always confirm current rates with a Cypriot lawyer.
Permission is needed and size limits apply. A lawyer can apply to the Council of Ministers for approval.
The Finikoudes centre, Mackenzie, Dhekelia road and Oroklini are common choices, each with different price levels.
