The city's growth has pushed west, where HITEC City, Gachibowli, Madhapur and the Financial District host global technology and pharmaceutical firms. Kondapur, Kokapet, Narsingi and Tellapur are newer residential belts with high-rise gated communities. Jubilee Hills and Banjara Hills are the old prestige addresses, with larger plots and villas. The Outer Ring Road and the metro connect many nodes, and Rajiv Gandhi International Airport is south of the city, with an expressway link.
The Telangana government has promoted infrastructure and IT, and global companies keep adding offices. The old city around Charminar offers heritage and cheaper housing but is congested.
Compare with other metros: Bengaluru, Pune, Gurgaon, Ahmedabad, Navi Mumbai and Kolkata.
NRIs and OCIs can buy residential and commercial property but not agricultural land. Foreign passport holders without Indian origin are generally barred if non-resident.
Our India consultation guide and financing guide cover the process, and the India overview shows nationwide data.
Indian home loans for NRIs are available from major banks, typically covering a share of the property value and repaid from Indian or foreign income, with documentation such as passport, visa, overseas salary slips and bank statements. Interest rates are generally higher than in Europe or North America, so currency risk and repayment costs both matter. Rent from Hyderabad flats is paid monthly and taxed in India. Registration involves a sub-registrar's office, and a power of attorney is often used by NRIs who cannot attend; take care with the wording and use a trusted lawyer. Keep every receipt for tax and for repatriating sale proceeds later.
Compare the super built-up and carpet areas, as listing sizes often include common areas. Ask about water supply in outer sectors, parking and the status of nearby roads. Lake-adjacent land has legal restrictions in some zones, so verify the plot is outside a buffer. Visit during the monsoon to see how low-lying lanes cope. Use the property valuation tool as a starting point and negotiate on price.

Many NRIs buy near IT corridors for rental income and long-term appreciation. Returns depend on the project, so focus on completed or well-regulated developments.
Gachibowli, Kondapur, Kokapet and Madhapur for tech workers, and Jubilee Hills for premium homes.
A flat with three bedrooms, a hall and a kitchen. It is the most common family layout in listings here.
Non-resident foreigners generally cannot. Foreigners resident in India may have limited rights, so check with a lawyer.
