Buyer's guide: Doha
Property for sale in Doha spans high-rise apartments in the Pearl and Lusail-style developments through to large family villas in the suburbs. RealEstateAbroad lists 4,975 properties in the Qatari capital, with a median asking price of €613,994. Because foreign ownership is limited to designated zones, location matters more here than in most markets.
All numbers come from current listings on RealEstateAbroad. They are asking prices, converted to euros.
| What we measured | Result |
|---|---|
| Listings in Doha | 4,975 |
| Median asking price | €613,994 |
| 25th to 75th percentile | €439,619 to €1,019,229 |
| Median price per m² | €3,424 |
| Median size | 170 m² |
Apartments make up 3,444 of the listings. Villas follow with 845, then 259 houses, 192 plots of land, 109 commercial units, 84 penthouses, 25 townhouses and 14 studios. The median size of 170 m² reflects the number of large villas and generous three-bedroom flats.
By bedrooms, two-bedroom homes are the largest group at 1,430, then one-bedroom at 1,262, three-bedroom at 585, four-bedroom at 233 and 864 with five or more. That last number is high and comes mostly from villas and compounds. See the dedicated pages for apartments, villas, houses and penthouses in Qatar.
Non-Qatari buyers cannot buy anywhere they like. Qatar allows foreign freehold ownership in specific designated areas, such as the Pearl-Qatar and parts of Lusail and West Bay, and permits usufruct or long-lease rights (commonly up to 99 years) in a wider set of zones. Ownership in these areas has been linked to residency permits at certain price thresholds. The rules have been updated several times, so confirm the current list of zones, thresholds and fees with a Qatari lawyer or the relevant authority before paying a deposit.
Title is registered with the Ministry of Justice. Our Qatar buying guide summarises the process, and financing for foreigners in Qatar outlines what banks typically require.
West Bay is the downtown business and hotel district, with towers and sea views. The Pearl is a man-made island with marina-side apartments and townhouses and is the best-known expatriate address. Lusail is a newer planned city to the north with its own stadium, marina and towers; see the separate page for Lusail. Further out, family-oriented suburbs offer villas with gardens at lower prices per m².
Metro lines connect many parts of the city, though most residents still drive. Hamad International Airport is a major global hub, which helps landlords who target corporate tenants.
Qatar has no personal income tax on rental income for individuals at present, and the economy rests on gas revenues, which gives prices a strong link to energy markets and government spending. Rental demand follows employment by energy companies, government agencies and international firms. Supply additions around Lusail have added competition, so compare yields on the specific building, not the city average. Service charges can be high in towers, and tenants often expect furnished or semi-furnished units.
Outside Doha itself, compare Al Wakra, Umm Salal Mohammed, Al Daayen, Al Khor and Al Shamal. These are mostly family or leasehold-oriented markets. Browse the full Qatar overview, check price ranges for the market, or try the property valuation tool on a specific listing.

Yes, in designated freehold zones such as the Pearl and parts of Lusail and West Bay, and with long-term usufruct rights in some other areas. The zone list and thresholds change, so check with a Qatari lawyer.
The median asking price on RealEstateAbroad is €613,994, with half of listings between €439,619 and €1,019,229. The median asking price per m² is about €3,424.
Qatar has linked residency permits to property purchases above set values in designated areas. Thresholds and conditions have been revised, so verify the current scheme before assuming eligibility.
Apartments account for 3,444 of the 4,975 listings, so there is much more choice. Villas, with 845 listings, suit families and are mostly outside the main towers. Your freehold eligibility will decide which of these you can legally buy.
Property purchase fees are modest compared with Europe and there is generally no annual property tax or personal income tax at present. Registration and service charges still apply. Check current charges with a local adviser.
