Buyer's guide: Pasig
Pasig is a Metro Manila city that sits beside Makati and Quezon City, and RealEstateAbroad lists 1,665 properties for sale there. The median asking price is €141,894, with a median size of only 54 m². It is a condominium market, and since foreigners can own condo units in the Philippines but not land, Pasig is among the more accessible options.

Apartments number 1,291, commercial 169, studios 112, houses 84, penthouses 8 and land 1. By bedrooms, 713 are one-bedroom, 409 two-bedroom, 109 three-bedroom, 31 five-plus and 21 four-bedroom. Roughly three-quarters of the listings are small condominium units in towers, which suits single professionals, couples and investors targeting tenants who work in the nearby business districts.
A per-m² price of €2,925 is more than double the figure in Quezon City, which is a sign of how much the central location and tower format add. For landed homes, see the Quezon City page, and for the national picture look at studios and apartments.
Ortigas Center straddles Pasig, Mandaluyong and Quezon City, and is one of Metro Manila's main business districts, with offices, malls such as SM Megamall and a dense cluster of condominiums. Kapitolyo, a low-rise residential district, is famous for its restaurants and nightlife. Capitol Commons and Bridgetowne are newer developments, with the latter bordering Quezon City and aimed at business process outsourcing workers. San Antonio and Ugong are mid-market residential areas, and Rosario and Pineda are older, busier districts.
The Ortigas area has MRT-3 and LRT-2 stations nearby, and Pasig is also served by ferry on the Pasig River. Traffic on EDSA and C5 is heavy at peak, so consider the walk to your tower's nearest station. Flooding during typhoons affects low-lying areas near the river, so ask about the building's flood history.
Foreigners may own condominium units if foreign ownership of the project stays within 40%, but cannot own land. Resale units and pre-selling units are both common. A buyer should confirm that the project has a licence to sell from the Department of Human Settlements and Urban Development and that the developer's turnover record is solid. Closing costs commonly include transfer tax, registration fees, documentary stamp tax and condominium dues, and the allocation between buyer and seller is negotiable.
Our Philippines buying guide, financing guide and Philippines analysis give detail. Overseas workers and foreign buyers should check how rental income is taxed and how to repatriate sale proceeds.
Monthly association dues in Ortigas-area towers are charged per m² and cover security, elevators and amenities, so a 54 m² unit in a mid-market tower can carry noticeable dues each month. Add real property tax and, in some towers, a parking slot priced separately. Rents in Pasig are lower than in Makati or BGC, but so are prices, which is why many investors target gross yields in the mid single digits rather than the higher figures quoted by sales agents. Work out the vacancy risk for your building, since several new towers have opened in Ortigas and Bridgetowne at once.
If you plan to use the unit yourself, check the quality of the elevators, water pressure and backup generators, which matter during typhoon-season outages. Ask the property manager for recent turnover and occupancy data.
Compare Taguig (Bonifacio Global City), Makati, Quezon City, Las Piñas and, outside the capital region, Calamba and Angeles. Visit the Philippines hub for the full list, try the mortgage calculator and consider cheap homes in the Philippines.

Yes, provided the building stays within the 40% foreign ownership limit. Land cannot be owned by foreigners.
The median asking price is €141,894 for 54 m², about €2,925 per m². Prime Ortigas towers cost more.
Demand from office workers around Ortigas is strong, but there is also a lot of supply. Compare rents for specific buildings.
It is the sale of a unit before the building is complete. Check the developer's licence and delivery record, as delays can happen.
Some low-lying areas do during typhoons and heavy rain. Ask the building administration about its flood history.
