Kato Paphos is the tourist harbour area with the UNESCO-listed archaeological park, mosaics and a fort. Universal and Tombs of the Kings are residential and holiday districts. North along the coast, Coral Bay and Peyia are resort areas with villas and golf courses, while hill villages such as Tala and Tremithousa have a quieter atmosphere. Paphos Airport has direct flights to many European cities, particularly the UK.
The area has a long-standing British community, which means English-language services, clubs and medical support are easy to find. Paphos was European Capital of Culture in 2017. Limassol is about an hour's drive.
Compare other markets: Limassol, Larnaca, Nicosia and Famagusta.
EU citizens can buy freely; non-EU buyers need ministerial permission for one property.

Paphos has hot, dry summers and mild, wetter winters, so many owners spend most of the year outdoors. Air conditioning is essential in summer, and some homes also need heating in January. Pool maintenance, garden irrigation and electricity are the main running costs, and water can be restricted in dry years. Older villas often have septic tanks, so ask about the system and any plans for sewerage connection. Local services for English speakers, from doctors to accountants, are plentiful, which is a large part of the appeal for retirees. Check what the sale includes, since furniture is sometimes negotiated separately, and compare prices in the cheap Cyprus homes page if you want a lower budget.
Rental seasons are long, but many resort villas stand empty in winter. Check licence requirements and the cost of pool upkeep. Model financing with the mortgage calculator.
For retirees, check access to hospitals (Paphos General is the main public hospital, with private clinics available), plus language support and distance to the airport.

Yes on median price: €395,000 against €500,000 in Limassol. Prices vary heavily between resort villas and inland villages.
Developments here have historically focused on villas and bungalows for holiday and retirement buyers, so detached houses are a larger share than on the east coast.
Yes, normally from the Council of Ministers for one property. Your lawyer will handle the application.
Paphos Airport is within about 15 to 20 minutes of the main resort areas and has many direct European flights.
Check the status before buying. Older developments may have delays, so rely on a lawyer's due diligence and contract protections.
