Kolkata, the capital of West Bengal, is a former colonial capital with a dense, historic core, the Hooghly river and a strong cultural life. Prime residential areas include Ballygunge, Alipore, New Alipore and Salt Lake, while New Town and Rajarhat are newer planned areas with IT parks and expressway links. Older north Kolkata has heritage mansions, narrow lanes and much lower prices.
The metro, tram, suburban rail and buses move many people, but traffic is heavy. Netaji Subhas Chandra Bose International Airport is northeast of the centre. Flooding can occur during the monsoon in low-lying areas.
Compared with other metros, Kolkata has lower prices and slower appreciation. Other markets to compare include Gurgaon, Ahmedabad, Hyderabad, Bengaluru, Navi Mumbai and Pune.
NRIs and OCIs can buy residential and commercial property but not agricultural land or farmhouses. Other foreign nationals living outside India generally cannot buy. Always confirm your category.

In parts of central and north Kolkata, buildings are decades old and may carry tenancy rights or joint-family ownership, which can delay sales or lower values. Insist on a clean sale deed, tax receipts, a mutation certificate in the municipal records and a no-dues statement from the housing society. New projects in New Town and the east offer lifts, security and parking, but ask for the occupancy certificate. Monsoon waterlogging and the age of wiring and plumbing are the usual repair headaches. Visit in the rainy season to see how streets and basements cope.
Kolkata has a hot, humid climate with a heavy monsoon, so ceilings, damp-proofing and drainage deserve a careful look. The city is known for its food, bookshops, adda culture and the Durga Puja festival, when large parts of town come alive. Hospitals and universities are strong, which supports rentals for medical and student tenants. The Bengali language dominates, but English and Hindi are widely understood in business. Traffic is dense, so check distance to a metro station, and compare how different neighbourhoods behave during the rainy season before deciding where to focus your search.
Low prices can mean healthy gross yields, but capital growth has historically lagged some other metros. Use the property valuation tool to compare with similar flats.

NRIs and OCIs can buy most residential and commercial property. Other foreign nationals face tight limits.
Salt Lake, New Town, Ballygunge and Alipore are frequently sought after, with different price levels.
Yes, especially in older buildings with multiple owners. Hire a lawyer to check records and approvals.
Some low-lying neighbourhoods flood in heavy rain. Ask neighbours and check drainage before buying.
