Buyer's guide: Phuket
Phuket property for sale spans cheap-looking condos in Patong to multi-million-euro villas above the sea, and RealEstateAbroad lists 3,153 of them. The median asking price is €233,327 and the median is €2,188 per m², but the island mixes many price tiers, so read the quartiles too. This guide explains how the market is structured and how foreigners buy legally in Thailand.
The figures below are asking prices from current listings, converted to euros. Condos start well below the median while pool villas sit far above it, so use the quartiles and your own shortlist for budgeting.
| Indicator | Phuket listings |
|---|---|
| Total listings | 3,153 |
| Median asking price | €233,327 |
| 25th to 75th percentile | €121,815 to €513,141 |

Apartments account for 1,429 listings, villas for 749, houses for 632, land for 170, commercial for 122 and penthouses for 51. By bedroom, 697 have three, 673 have one, 631 have two, 399 have four and 237 have five or more. Pool villas are a defining Phuket product, and they dominate the premium end.
Explore Phuket-style villas on our Thailand villa page, condos, land and penthouses. Larger plots and villas generally carry leasehold or company structures because of Thai land rules.
Phuket is roughly 50 km long and each coast has a distinct feel.
Phuket International Airport has many direct flights to Asia and Europe, and traffic on the island's narrow roads is the biggest everyday irritation.
Foreigners cannot hold land in Thailand. Condominium units can be owned freehold within the 49% foreign quota, with funds remitted from overseas. Villas are usually acquired through a 30-year leasehold (sometimes with renewal options), or via a Thai company structure, which regulators have been scrutinising. A lawyer registered in Thailand should always review the lease or company arrangements.
The country has offered long-stay visas such as the Long-Term Resident visa, which has property investment conditions in some categories, but these programs change. See the Thailand buying guide, the Thai financing page and our market analysis for Thailand.
Holiday rental income can be good in high season (roughly November to April) and slow in the monsoon months. New projects are numerous, which can mean competition and slower resale. Beware of guaranteed-yield offers, check the developer's previous projects, and ask for the Eia (environmental impact) approval on larger developments.
Typical purchase costs include a transfer fee of around 2% of the official value, plus tax items that depend on seller holding period. Lawyers usually charge a flat fee or a small percentage, and off-plan buyers pay staged instalments. Always use an escrow-like arrangement or a lawyer's client account rather than paying a developer's agent directly. Building quality varies, so a site visit in the rainy season will reveal drainage and leak problems quickly.
Compare with Pattaya, Hua Hin, Bangkok, Chiang Mai and Surat Thani, the gateway to Koh Samui. Budget shoppers can start at cheap Thai property or the Thailand hub.

Not the land directly. Foreigners commonly lease land for 30 years and own the building, or use a Thai company. Both need specialist legal advice.
The median asking price is €233,327 (about €2,188 per m²), and the middle half of listings runs from €121,815 to €513,141. Beachfront villas sit well above that range.
It depends on your goals: Patong for investor condos, Rawai or Nai Harn for residents, and Bang Tao or Kamala for upscale villas.
It can be for holiday rentals in high season, but supply is high in some segments. Use real booking data and avoid guarantees.
Foreigners can own up to 49% of the total saleable area of a registered condominium. Ask for proof that the quota has space for your unit.
