Buyer's guide: Chennai
Chennai, the capital of Tamil Nadu, is one of India's most affordable large-city property markets, with 3,559 listings on RealEstateAbroad and a median asking price of €38,794. A typical home is 107 m², so the median works out at just €667 per m². Before you get excited about those numbers, read the rules on who can buy.
Figures are asking prices from current listings, converted into euros from Indian rupees.

By bedroom, 2-bedroom homes lead with 1,273 listings, then 3-bedroom with 1,042, 1-bedroom with 465, 4-bedroom with 177 and 5 or more with 139. The apartment-led stock reflects Chennai's high-rise growth along its southern and western corridors.
Browse the apartment listings in India or independent houses and villas for options outside the standard apartment block.
Chennai's property map follows its IT and manufacturing growth. The OMR (Old Mahabalipuram Road) corridor, with areas like Sholinganallur, Navalur and Siruseri, has IT parks and many new apartment complexes. Anna Nagar, T. Nagar and Adyar are older, central and costlier, with strong schools and shops. The GST Road and Tambaram direction toward the south, and Porur and Ambattur in the west and north, are popular for families and employees of nearby industry.
The Chennai Metro is expanding, and proximity to stations is a plus. Monsoon flooding in low-lying areas has been a recurring issue, so ask about drainage history and the building's elevation before buying.
Under Indian foreign exchange rules, foreign nationals resident outside India generally cannot buy residential or commercial property, other than by inheritance or lease for short terms. Non-resident Indians (NRIs) and Overseas Citizens of India (OCI) cardholders are permitted to buy residential and commercial property, but not agricultural land, plantations or farmhouses. People from certain neighbouring countries face extra restrictions and need approval. Rules and thresholds change, so confirm with an Indian lawyer or chartered accountant before agreeing a purchase.
If you qualify, funds should come through banking channels and be documented. The India buying guide and financing guide for India describe the typical process, and the India analysis covers the macro picture.
Also remember that under-construction projects carry a delivery risk, while ready-to-move properties are priced higher.
With a median of €38,794, Chennai is accessible even to first-time Indian buyers on modest salaries, and well below equivalent homes in Mumbai or Gurgaon. The lower quartile of €19,196 usually means older apartments, smaller units or outer suburbs. The upper quartile of €75,279 reaches larger flats in gated communities with a gym, pool and covered parking, particularly along OMR.
Remember that carpet area, built-up area and super built-up area are different measures in India. A flat advertised as 107 m² may have a considerably smaller usable floor area, which affects the real price per m². Ask for the carpet area in the sale agreement and compare listings on that basis.

OMR (Sholinganallur, Navalur, Siruseri) and areas around Guindy and Porur are well known for IT workforce housing.
In some low-lying locations, yes. Ask the seller about previous flooding, check the building's drainage and consider elevation.
The Real Estate (Regulation and Development) Act requires developers to register projects and follow rules on advance payments and timelines. Check the registration number before paying.
