Buyer's guide: Taguig
Taguig is the Metro Manila city that contains Bonifacio Global City (BGC), the country's most polished business and residential district. RealEstateAbroad lists 1,620 properties for sale there, with a median asking price of €198,170 and €3,400 per m², higher than most of the capital region. Almost all listings are condominium units.

| Listings | 1,620 |
| Median asking price | €198,170 |

| Median per m² | €3,400 |
| Median size | 60 m² |
Apartments account for 1,339 listings, commercial 130, houses 74, studios 61, land 14 and penthouses 2. One-bedroom units are most common (682), then two-bedroom (442), three-bedroom (174), four-bedroom (22) and five-plus (14). The median size of 60 m² is relatively large for a Manila condo, suggesting a notable number of two-bedroom units and older, bigger apartments.
See the national apartment and studio pages to compare, and look at Makati just across the Pasig, which has a more mature condominium market.
BGC (Bonifacio Global City) is a planned district of wide pavements, high-rise offices, international schools, hospitals, restaurants and parks. Fort Bonifacio and Bonifacio Ridge are part of the same former military base, and McKinley Hill and Venice Grand Canal Mall are Italian-themed developments in the area. Western Bicutan and Pateros are more local, older districts with lower prices.
BGC has dedicated bus services and is a walkable district by Manila standards, while the Skyway and C5 link it to the rest of the metropolis. Ninoy Aquino International Airport is about 30 to 40 minutes away depending on traffic. Many multinational companies and BPO firms operate in the area, which sustains rental demand.
The Philippines allows foreign buyers to own condominium units as long as foreign ownership of the project stays within 40%, but not land. In Taguig, you should check which phase of a development has available foreign quota. Costs usually include a documentary stamp tax, transfer tax, registration fees and sometimes a capital gains tax borne by the seller. Annual real property tax is paid to the city, and condominium dues cover maintenance and amenities.
Our Philippines buying guide, Philippines financing guide and Philippines analysis give further steps. For rental income, check taxes for non-residents and proceeds repatriation rules.
Look at the building's turnover date, certificate of completion and the developer's record on Fort Bonifacio land leases, since some lots are leased from the Bases Conversion and Development Authority legacy structure. Ask about the foreign-ownership quota, the monthly dues per m² and whether the unit is sold with a parking slot. In resale, request the title in the name of the seller (a condominium certificate of title), proof that dues and taxes are paid and a clearance from the condominium corporation. Buyers who plan to rent should check building rules for short stays, because some towers ban rentals under six months.
Within BGC, towers differ in age, amenities and management. Ask how many units are owner-occupied versus rented, the average turnover time for lifts, and whether the building has backup water supply. A unit facing the Manila Golf Club or the Makati skyline commands a premium. Visit on a weekday evening to judge noise and traffic at the tower's entrance, and ask whether short-term rentals are allowed under the condominium's house rules.
If BGC is beyond your budget, consider Pasig or Quezon City, and for provincial options Calamba, Angeles and Las Piñas. The Philippines hub lists the rest, and the valuation tool is useful for pricing.

Yes, they can buy condominium units subject to the 40% foreign-ownership cap in each project. Land is not available to foreigners.
The median asking price is €198,170 for 60 m², at around €3,400 per m². BGC luxury towers are above this.
Corporate tenants, expatriates and BPO workers drive demand. Check building supply because many towers compete.
BGC is a planned, high-end district. Other parts of Taguig are more local with lower prices.
It is strongly advised to verify title, the developer's licence and the quota status of the project.
Not always. In many towers a parking slot is sold separately with its own title, so check the contract.
Largely, with wide pavements and bike lanes, by Manila standards. Rainy-season flooding is less common than in older districts.
