Buyer's guide: Red Sea
Red Sea property for sale in Egypt is mostly small holiday apartments, and RealEstateAbroad lists 4,060 of them. The median asking price is 3,700,000 EGP (Egyptian pounds) for a 64 m² home, or about 55,000 EGP per m². "Red Sea" is a governorate rather than a single city, so the listings cover a long coastline of resorts, and the details differ from one project to the next.
Prices are shown in EGP as listed. The pound has been volatile, so convert at today's rate before comparing with other markets.

Apartments account for 3,655 listings and studios for 271, with 116 houses, 9 penthouses, 6 villas and 2 commercial units. Bedroom data shows 3,608 one-bedroom homes against 170 two-bedroom, 26 three-bedroom and 9 four-bedroom. That is a very different mix from Cairo or Giza: this is a holiday-home and rental market with compact units inside gated resort complexes.
Buyers can compare the apartment listings with studios, or check the villas and houses in other parts of Egypt for family-sized homes.
The Red Sea governorate includes Hurghada, the biggest resort centre, plus El Gouna, Sahl Hasheesh, Makadi Bay, Soma Bay, Safaga and, to the south, Marsa Alam. These places differ greatly. El Gouna and Soma Bay are master-planned and more expensive; Hurghada's town areas, such as Sakkala and El Kawther, are cheaper, with a resident community. Sahl Hasheesh has resort-style beachfront complexes. Hurghada International Airport has many direct European flights, which is a key reason northern Europeans and Eastern Europeans buy here.
The Red Sea has warm winters and strong windsurfing and diving, so rental demand peaks from October to April.
Egyptian law generally lets foreigners own residential property, usually limited to two properties for personal use, and restricts ownership in border and certain military or Sinai zones. Registration is done through the real estate registry or via court recognition of the contract, and unregistered purchases can leave title uncertain. Egypt has also introduced residence options linked to property purchases in recent years, with the terms subject to change.
Insist on proof of land title and that the developer is licensed. Our Egypt buying guide outlines the process, Egypt financing explains payment plans and mortgages, and the Egypt analysis places the market in context.
A lawyer registered in Egypt should check the contract before you pay a reservation.
Egypt's data set also covers Cairo, Giza, the Mediterranean North Coast, Alexandria, Suez and the Gulf of Suez resort town of Ain Sokhna. Note that Cairo and Giza are inland and much further than the Red Sea coast. See budget homes in Egypt or the Egypt hub page.

No, it is a governorate that holds many resorts and towns, including Hurghada. The listings therefore combine different areas with different price levels.
Foreigners can generally buy residential property in Egypt, usually with a limit of two units for personal use and some zone restrictions. Always use a local lawyer to check title and registration.
The median asking price is 3,700,000 EGP for a 64 m² home, which is about 55,000 EGP per m². Premium resorts such as El Gouna will be higher.
Only 6 villas and 116 houses appear in our listings. Most stock consists of apartments and studios.
Delivery delays on off-plan units, currency swings and unclear title. Ask for registered ownership documents before paying large sums.
