Buyer's guide: Las Piñas
Our listings for Las Piñas real estate total 799, and 716 of them are houses. The median asking price is €170,273 for a home of around 180 m², so this south Metro Manila city is a market for family-sized homes rather than condo towers.
All amounts are asking prices from current listings on RealEstateAbroad, converted to euros.

Houses are 716 listings, apartments 44, land 23, studios 10, commercial 4 and villas 2. Four-bedroom homes are the largest group (367), followed by five-plus (156) and three-bedroom (144). Only 59 listings have one or two bedrooms.
The pattern fits gated villages and townhouse-style subdivisions, where lots are modest but houses run to several floors. If you want a small condo, nearby cities have far more choice; see Makati or Taguig.
Las Piñas is a largely residential city on the southern edge of Metro Manila, close to Parañaque, Muntinlupa and Cavite. It is known for the Bamboo Organ church and for traffic on the main roads, so check the route to your workplace. Commutes can be slow. Residents are mostly local families and returning overseas Filipino workers who buy homes for relatives. Foreign buyers come less often but are drawn by lower prices than central Manila.
Flooding can affect low-lying streets in the rainy season, so ask about elevation and drainage.
Foreigners cannot own land in the Philippines, but can own condominium units, provided foreign ownership of the building stays within 40%. A foreigner who wants a house usually must lease the land long term or structure ownership through a Filipino spouse or family member; take legal advice, because titles and structures vary. Check the title (TCT/CCT) with the Registry of Deeds, confirm taxes are paid and use a Philippine lawyer. Our Philippines guide, financing page and buying process cover more. Not the land. Foreigners can buy condos or lease land, so many house deals need careful legal structuring. Speak to a Philippine lawyer first.
The median asking price is €170,273, with a middle range of €127,705 to €251,153.
Some low areas are. Check flood history and the elevation of the specific subdivision.
Only 44 apartments and 10 studios in current listings, so choice is limited.
Makati and Quezon City have large condo markets.
