Buyer's guide: Surrey
Surrey is the second-largest city in British Columbia and one of the busiest property markets in Metro Vancouver, with 5,061 listings on RealEstateAbroad. The median asking price is €626,841 (converted from Canadian dollars), noticeably below Vancouver proper. If you are planning to buy a house in Surrey, here is what the numbers say and what foreign buyers need to know first.
Figures are drawn from current listings on RealEstateAbroad and show asking prices converted to euros.
| Indicator | Value |
|---|---|
| Active listings | 5,061 |
| Median asking price | €626,841 |
| Lower to upper quartile | €398,044 to €1,002,883 |
| Median price per m² | €3,837 |
| Median home size | 159 m² |
Surrey is a suburban city built around detached homes. Of the 5,061 listings, 3,257 are houses, 1,449 are apartments (mostly condos and townhouse-style units), 218 are land and 137 are commercial. The 159 m² median size is large by European standards.
Bedroom counts lean big: 1,355 listings have five or more bedrooms and 769 have four, against 1,067 two-bedroom and 963 three-bedroom homes. Many of the larger houses include a legal or unauthorised basement suite, a feature that affects both price and rental income. Browse more in the Canada house listings or the apartment and condo listings.
Surrey is made up of several town centres rather than one downtown. City Centre, near the Surrey Central SkyTrain station, is the high-density core with new condo towers. Guildford and Fleetwood are established mid-priced districts with shopping and schools. South Surrey and White Rock sit near the US border and the coast and carry higher prices. Cloverdale and Newton offer more affordable family housing, with Newton having a large, diverse community.
SkyTrain's Expo Line links Surrey Central to downtown Vancouver, and the Surrey-Langley extension has been under construction, so check its current status before betting on a particular station. Driving to Vancouver can be slow at peak times, and many residents commute locally or into Richmond and Burnaby.
Buyers include Canadian move-up families leaving Vancouver for space, immigrants from South Asia, East Asia and the Philippines settling in the Lower Mainland, and investors seeking rental condos near transit. For non-residents, the picture is more complex than elsewhere, which is why it is worth reading the next section.
Canada has had a federal prohibition on purchases of residential property by non-Canadians, introduced in 2023 and extended, with exemptions for some work-permit holders, students and others. British Columbia also applies a foreign buyers tax (additional property transfer tax) in designated regions including Metro Vancouver, plus a speculation and vacancy tax and a general property transfer tax. Rates and exemptions change, so treat all of this as indicative and confirm with a BC real estate lawyer before making an offer.
Our Canada buying guide and mortgage guide for Canada explain the practical steps for permitted buyers. For market context, see the Canada market analysis.
Surrey's price level sits between the Ontario commuter belt and Vancouver itself. Take a look at Toronto, Calgary, Edmonton, Vancouver, Ottawa or Hamilton for alternatives. Calgary and Edmonton are generally cheaper per m². Use the mortgage calculator to estimate payments, and head back to the Canada property hub to see every city.

Federal rules restrict purchases of residential property by many non-Canadians, with exemptions for certain permit holders and others. British Columbia adds its own foreign buyers tax. Speak to a BC lawyer about your exact status before making an offer.
The median asking price among RealEstateAbroad listings is €626,841, with the middle half of listings between €398,044 and €1,002,883. That equates to about €3,837 per m².
In general yes, particularly for detached homes and larger floor areas. The median listing here is 159 m², much bigger than the typical Vancouver apartment. Condos in the City Centre are the closest like-for-like comparison.
There are 1,449 apartment listings against 3,257 houses, so condos are a minority but a sizeable one, concentrated around City Centre and transit corridors.
Expect property transfer tax, legal fees, title insurance, a home inspection and GST on new builds. Strata (condo) buyers should also check monthly fees and the depreciation report. Confirm figures with a local conveyancer.
