Buyer's guide: Calamba
Property for sale in Calamba, in Laguna province south of Manila, is mainly house-and-lot listings: current listings on RealEstateAbroad show 980 properties with a median asking price of €126,300 and a median size of 80 m². Foreign buyers face significant restrictions in the Philippines, so legal structure comes before price.
The middle half of listings ask between €77,801 and €220,752. The median price per square metre is €1,133, but this is based on a smaller sample of listings than the price, so treat it with caution.

Access is via the South Luzon Expressway, and rail upgrades to Manila have been planned for years.

Foreigners cannot own land in the Philippines. They may own condominium units, provided that foreign ownership of the whole project does not exceed 40%. House-and-lot packages, the most common product in Calamba, therefore generally cannot be owned by a foreigner directly. Options include long-term leases (generally 25 years plus a 25-year renewal; 99 years only for approved investment projects), ownership through a Filipino spouse, or a corporation at least 60% Filipino-owned. Former natural-born Filipinos can buy limited land.
Transaction costs include documentary stamp tax, transfer tax and registration fees (a few percent in total), and the seller pays capital gains tax of 6%. See the Philippines buying guide and financing page. Compare with Metro Manila markets Quezon City, Pasig, Taguig, Makati, Angeles and Las Piñas.
In Calamba the question for foreigners is not which house but which legal structure: land ownership stays with Filipinos.

Parts of Laguna near the lake can flood in typhoons. Check flood history and elevation.
