Buyer's guide: Giza
Giza real estate covers far more than the pyramids. RealEstateAbroad lists 3,987 properties in the Giza governorate, with a median asking price of 4,500,000 EGP for a 148 m² home. The area is the western arm of Greater Cairo and includes some of the country's biggest new-city developments, which is where most of the family-sized stock sits.
Prices are quoted in Egyptian pounds, as listed. Confirm the exchange rate on the day you buy.
| Measure | Giza |
|---|---|
| Listings | 3,987 |
| Median asking price | 4,500,000 EGP |
| Median price per m² | 30,769 EGP |
| Median size | 148 m² |
Apartments make up 3,068 of the listings, followed by 633 villas, 207 houses, 66 penthouses and 13 plots of land. The bedroom split is distinctive: 2,191 homes have three bedrooms, 753 have two, 538 have four, 310 have five or more and just 145 have one. Three-bedroom apartments of around 150 m² are the standard Egyptian family flat.
If you prefer a standalone home in a gated compound, look at villas, or consider penthouses in newer towers. Apartments are the main choice.
Giza is large, and the name covers very different places:
The Grand Egyptian Museum near the pyramids and the new airport serving the area have improved the western Giza narrative. Traffic into central Cairo is a daily issue, so commuting time should shape your choice.
Egypt generally allows foreigners to own residential property, usually limited to two units for personal use, with extra restrictions in certain zones. Registering the contract at the Real Estate Publicity Department gives the strongest title; many Egyptian sales rely on lesser forms of recognition, which can lead to problems. Insist on full registration, a clean ownership chain and a developer who holds the land title for off-plan purchases.
Our Egypt consultation guide and Egypt financing page give next steps. The Egypt analysis offers market context, and the mortgage calculator can model instalment plans.
Many new Giza projects use long instalment schedules of five to eight years, often with low down payments. Those plans can look attractive but often embed higher list prices than cash purchases. The pound's decline has also led developers to raise prices regularly, which affects your total cost. Always compare cash and instalment totals and ask for the currency in which each payment is due.
For inflation-sensitive investors, tangible property has historically been popular in Egypt, but that does not guarantee returns in your own currency.
Compare Giza with Cairo, the coastal North Coast and Alexandria. Holiday buyers should also look at the Red Sea and Ain Sokhna. For tighter budgets, see cheap property in Egypt, or go back to the Egypt page.

Sheikh Zayed, parts of 6th of October and the New Giza compounds are popular because of international schools and gated communities. Mohandessin and Dokki appeal to those who want to be closer to central Cairo.

In most cases yes, for residential property, typically with a limit of two units. Zone restrictions apply, and registration should be completed properly.
Resale lets you inspect the building and legal title; off-plan can be cheaper upfront but carries delivery risk. Check the developer's track record.
