Angono is a town in Rizal province on the shore of Laguna de Bay, known as the "Art Capital of the Philippines" for its artists, galleries and the Higantes festival. It has a quieter, semi-rural character compared with Manila and a mix of older family homes and subdivisions.
Neighbouring towns are Binangonan, Taytay, Cainta and Antipolo. Taguig and Pateros lie in Metro Manila and are further away. Traffic into Manila can be heavy, so test commutes.
Foreigners cannot own land in the Philippines. They may own condominium units up to a 40% foreign cap in a building, and may lease residential land generally for 25 years plus a 25-year renewal (99 years only for approved investment projects). Because most Angono listings are house-and-lot, a foreign buyer would normally need a Filipino spouse or entity, or a long lease; never put title in a nominee's name. A Philippine lawyer must check the title.

You can own a building but not the land beneath it, so structure matters. A long lease or a Filipino spouse is typical. A lawyer should draft any lease and confirm the title at the Registry of Deeds.
Only 2 of the 78 listings are apartments, so condominium buyers may prefer Metro Manila towns such as Taguig. Foreigners may own condo units up to a 40% cap per building, which is the simplest route to freehold ownership.
No. Using a Filipino as a nominee gives you no legal ownership and Philippine law does not protect such arrangements. Use a lawful lease, a condominium unit, or a Filipino spouse, and have a local lawyer review the title.
