Houses make up 78 listings, apartments 49, plots 9 and studios 3. Bedrooms: 26 one-bedroom, 20 four-bedroom, 17 each of two and three, and 13 with five or more. Many houses are in subdivisions or compounds. Foreigners cannot own land, which matters for house-and-lot deals. See studios, apartments and houses.
Taytay lies in Rizal province on Manila's eastern side, along the Ortigas Extension and Manila East Road, which are busy at rush hour. It is known as a garment-making centre. Neighbours include Cainta, Angono, Antipolo and Pateros, while Taguig and Pasig are business districts nearer the centre. Check flooding history, since parts of the area near lakes and rivers are low-lying.
Taytay is convenient on paper but slow in practice, as the Ortigas Extension and Manila East Road clog at peak hours. Look for properties near a jeepney route or the planned and operating rail lines, and test your commute at the times you would actually travel. Many buyers use the town as an affordable base for work in Ortigas, Pasig or Cainta.
A foreigner can buy a condominium unit where foreign ownership in the project stays within 40%, but cannot own the land under a house. Long-term leases of residential land are possible, but terms are limited. Verify the title with the Registry of Deeds and the developer's licence. Costs include documentary stamp tax, transfer tax and registration fees.

Not the land. Condos are allowed within the 40% cap, and leases are possible.
Generally yes, though location within each city matters.
Some low-lying areas do. Ask neighbours and check hazard maps.
The median is 50 m², and there are many larger houses.
