Buyer's guide: Talisay
Talisay is a coastal city in Metro Cebu, directly south-west of Cebu City, and a common choice for families and Cebu-based workers who want more space at lower prices. Our listings show 172 properties with a median asking price of €142,841, and 132 are houses.
Figures are asking prices from current listings on RealEstateAbroad. The central half of the market lies between €97,339 and €255,410. The median price per m² is €915 and the median size 207 m², which suggests many listings come with sizeable lots.

Houses dominate with 132 listings, followed by apartments (17), land (14), commercial (7) and villas (2). Four-bedroom homes (30) and five-plus (27) lead, then three-bedroom (16), two-bedroom (13) and one-bedroom (8). Large family houses are the norm.
Talisay lies on the coastal highway, with traffic congestion toward Cebu City being the main complaint. It has beachside barangays to the south and hills to the west. Cebu's international airport is on Mactan Island, across the bridges to Lapu-Lapu and Mandaue.
Other markets: Cebu city is adjacent and more urban. Consolacion and Liloan are on the north side of the metro, a long drive away. Dauis is on Bohol island, a ferry ride away, so it is a different market.
Talisay buys family space near Cebu City, but traffic and flood exposure should be tested at peak times.
Foreigners cannot own land. They may buy condominium units up to the 40% foreign cap in each building, or lease land for 25 years renewable for 25 more; 99-year leases apply only to approved investment projects. A house with land therefore cannot be bought outright by a foreigner. Costs include documentary stamp tax (about 1.5%), transfer tax and registration; sellers usually pay capital gains tax (approx.; verify locally). Philippine banks rarely lend to non-resident foreigners.
