With a 50 m² median, this is a market of compact investment units and holiday condos. See Philippines apartment, studio and penthouse pages.
Mactan hosts the Mactan-Cebu International Airport, resort hotels along the east coast, export zones and a growing residential population. Two bridges connect the island to Cebu's mainland, and traffic across them is a real issue; check commute times before buying. Beaches are better on the east and further islands, while many Lapu-Lapu condos are urban.
Neighbouring areas include Mandaue, Cebu City, Consolacion, Liloan, Talisay and Dauis (on Panglao in Bohol).
Foreigners may own condominium units as long as foreign ownership in the project stays below 40%, but cannot own land. Check that the developer holds a licence to sell and that the title is clean. Leasing land is typically allowed for 25 years with one renewal. Expect taxes and fees on transfer, plus condominium dues.
Read our Philippines buying guide and financing guide.
Ask the developer for the licence to sell, the certificate of registration and a copy of the condominium certificate of title, and confirm whether the building is completed or pre-selling. Pre-selling units are cheaper but carry delivery risk, and handover dates slip. Compare monthly association dues, which can be high in resort-style towers, and ask what share of units is already foreign-owned. Rental agents will quote gross yields; ask for actual occupancy records. Use our mortgage calculator to test a cash-versus-leverage scenario if you can borrow at home.
