The 66 m² median size is small, pointing to compact subdivision homes. Lots can be a cheap way to hold land through a Filipino partner, but not directly as a foreigner.

Capas is in Tarlac province in Central Luzon, about 100 km north of Manila, and is the location of New Clark City, a government-planned development, as well as the Capas National Shrine commemorating the Death March. It is close to Clark in Pampanga, with its airport and economic zone, and the Subic-Clark-Tarlac Expressway gives road access. Mabalacat, Angeles and Tarlac City are the nearby towns.
Many buyers are local families and overseas Filipinos. Rural plots may lack utilities and flood into the rainy season.
Foreigners cannot own land in the Philippines. They can buy condominium units within the 40% cap, or lease land, with residential leases generally 25 years plus a 25-year renewal. A house on leased land is possible, but the land remains Filipino-owned. Verify the title (TCT) with the Registry of Deeds, check taxes, and consult a Philippine lawyer. Never place property in a nominee's name without legal advice.

Mabalacat, Magalang, Angeles, Porac, Tarlac and San Fernando are close. See Philippines.
