Baliuag (also spelled Baliwag) is a town in Bulacan province in Central Luzon, north of Metro Manila, known for its Baliwag bus company and local food. It is a few hours' drive from Manila in traffic, with provincial roads linking to the North Luzon Expressway corridor. Newer subdivisions have grown on its outskirts.
Buyers are mostly Filipinos, including overseas workers buying homes for family.
In the Philippines, foreigners cannot own land. They may own condominium units, up to 40% of a project, or lease land for generally 25 years renewable for another 25; 99-year terms apply only to approved investment projects under RA 12252. House-and-lot packages are therefore normally closed to foreigners unless a Filipino spouse or a lease structure is used. Always take advice from a local lawyer before paying a reservation fee.
See the Philippines hub, the process for foreigners and financing.
Plaridel is the nearest neighbour in Bulacan, and San Jose del Monte and Marilao lie closer to Manila. San Fernando is in Pampanga. Valenzuela is in Metro Manila, and Tanza is in Cavite on the other side of the capital, so it is a separate market.
