Marilao lies on the MacArthur Highway and the NLEX corridor, about 25 km from Manila, among factories, subdivisions and growing residential estates. Traffic to the capital can be heavy at peak times, and flooding is a risk in some low-lying areas during the rainy season. Many residents are factory workers, OFW families and commuters.
Neighbouring places include Valenzuela, San Jose del Monte, Plaridel and Caloocan, with Quezon City and Tanza in the wider region.
Foreigners cannot own land. They can own condominium units up to a 40% cap per project and may lease land, generally for 25 years renewable once. A house on land you do not own is risky unless you have a long lease or a Filipino spouse holds title. Check the title with the Registry of Deeds and the developer's licence to sell.
