Nasugbu has beaches along the West Philippine Sea, hills to the north and a growing collection of gated beach communities and resort developments. Manila is around 100 km away and the drive can take two to three hours, longer on weekends. Many owners use their homes on weekends and rent to visitors.
Nearby places include Tagaytay on the ridge above, Calatagan, Laurel, Alfonso, Amadeo and Silang. Tagaytay, Alfonso, Amadeo and Silang are in Cavite province.
This is critical. Foreigners cannot own land in the Philippines. They can buy condominium units, provided foreign ownership in the project does not exceed 40%, and they can lease residential land, generally for 25 years renewable for another 25. A longer 99-year lease applies only to approved investment projects under RA 12252. A house on leased land belongs to the owner, but the land does not.
Buying land through a Filipino partner or nominee is risky and legally fragile. Use a Philippine lawyer. Our Philippines buying guide and financing page explain the next steps, and the Philippines overview compares other areas.

Not as a foreigner. You can lease land or buy a condo unit within the 40% foreign cap.
Generally 25 years with one 25-year renewal, with 99 years only for approved investment projects.
Weekend and holiday demand is strong, but occupancy is seasonal. Management costs matter.
Roughly 100 km, a drive of two to three hours depending on traffic.
It's based on a mixed sample that includes condo and resort units, so use it only as a rough guide.
