Laurel is in Batangas province, on the southern shore of Taal Lake, close to Taal Volcano. The Tagaytay ridge to the north offers cooler weather and views, and nearby towns include Tagaytay, Alfonso, Amadeo and Silang in Cavite, and Santo Tomas and Lipa in Batangas. The volcano erupted in January 2020 and Laurel was among the affected towns, so check hazard maps from Phivolcs, insurance availability and evacuation routes before buying. Metro Manila is roughly two to three hours' drive away.
Foreigners cannot own land in the Philippines. They may own condominium units, up to 40% of a project, and can own a building on leased land. Residential leases are generally 25 years with a 25-year renewal, and a 99-year term applies only to approved investment projects under RA 12252. A Filipino spouse can own land, but the foreigner's interest needs careful legal handling.
Use a Philippine lawyer to check the title (TCT or CCT), tax declaration and any lien. Our Philippines buying guide and financing page explain the steps, and the Philippines overview lists more areas.
