Note that city-of-Manila addresses cover older, denser districts, so towers are often close to hospitals, universities and transit.
The City of Manila includes Malate, Ermita, Binondo, Intramuros, Sampaloc and the university belt. LRT lines run along Taft Avenue and Rizal Avenue, and Manila Bay and the port shape the western side. Many towers around UN Avenue and Taft Avenue sell to students' parents and landlords letting to hospital and university staff.
The business centres lie elsewhere: compare Makati, Taguig and Quezon City for different prices and profiles.
Foreigners cannot own land in the Philippines but may own condominium units, up to 40% of a project, and may lease land under long-term arrangements. Taxes include documentary stamp duty, transfer tax and registration fees; sellers pay capital gains tax. Confirm that a developer holds a licence to sell and that the title is clean.
See our Philippines buying guide, financing in the Philippines, and the Philippines page. Flooding and typhoon exposure vary by block, so check the elevation and building history.
