Buyer's guide: Pasay
Pasay is a Metro Manila city that holds the main international airport and the Mall of Asia seafront area, and its housing is almost entirely condominium living. The 426 listings in our data have a median asking price of €113,515 for a median size of just 38 m².

Apartments are 388 of the 426 listings, commercial 20, studios 13, houses 3 and land 2. One-bedroom units (217) dominate, followed by two-bedroom (109) and three-bedroom (35), with only five larger homes. This is a market of compact units for investors, airline crew and young professionals. Check the Philippines apartment listings and penthouse listings.
Pasay combines the Mall of Asia complex, the Entertainment City casino resorts on reclaimed land, the Roxas Boulevard sunset strip and the Newport City and airport districts. Traffic around the airport and the boulevard can be heavy, but the LRT and EDSA corridors provide rail access to other parts of the metro. Rental demand comes from tourists, airline staff and workers in business process outsourcing. For other central areas compare Makati, Taguig and Quezon City.
Land ownership by foreigners is not permitted, but condominium units are open to them, as long as foreign owners hold no more than 40% of the project. This makes Pasay straightforward for overseas buyers. Verify the developer's licence to sell, the condominium certificate of title and any liens. Pre-selling units carry completion risk. Costs include transfer tax, documentary stamp tax and registration, plus monthly association dues. For short-term rental plans, read the master deed and the building's rules, because many ban or limit daily rentals. See the Philippines guide and financing page.
Check the building's rental rules before you assume airport-adjacent means easy Airbnb income.
Low-lying areas may flood in typhoon season, and flight paths cause noise. Visit in rain and at peak hours.

Yes, within the 40% foreign share limit in each project.
The median is 38 m², so mostly studios and one-bedrooms.
Airport and business demand help, but building rules on short stays vary.
Some low-lying areas do during typhoons, so check history.
