Buyer's guide: Muo
Muo is a small waterfront settlement on the Bay of Kotor, just north-west of the walled old town and within a short walk of its centre. Our 91 listings have a median asking price of €330,000, and the middle half runs from €240,200 to €675,000.

Apartments number 60 and houses 31. Two-bedroom homes are the largest group with 32, then 16 one-bedroom, 12 three-bedroom, 9 four-bedroom and 3 with five or more. The small median size of 76 m² fits the flats, while the 75th percentile is lifted by waterfront houses. See Montenegro's apartment and house pages.
Muo sits just outside Kotor's UNESCO-listed old town, so buyers get walkable access to restaurants and the harbour without paying for a stone-house address inside the walls. Škaljari, Dobrota and Prčanj are neighbouring shoreline districts, and Tivat and its airport are about 20 minutes away by car. Cruise ships in Kotor create busy summers and traffic on the shore road, so noise and parking are worth checking. Buyers include holiday-home owners, expatriates and investors targeting short-term rentals. Many buildings are small and older, so check structural condition, humidity and the legal status of balconies and extensions.
Foreigners can purchase apartments and houses in Montenegro, and agricultural land is restricted. Transfer tax is 3% to 6% (progressive by price) paid by the buyer (approx.; verify), plus notary and agent fees. A lawyer should check the cadastre record, building permits and legalisation of any extensions, and confirm there are no mortgages. Owning property can support an application for temporary residence, though rules change, so check locally. Our Montenegrin purchase guide and financing page give an overview.
Muo gives you Kotor at arm's length: flat prices are well below old-town levels, but summer crowds come with the territory.
