Houses are 287 of the listings and apartments 132, with 18 land plots and 13 commercial properties. Bedrooms range widely: 81 have five or more, 79 have two, 62 have one, 56 have four and 50 have three. The many large houses are often family builds or small guesthouses. If cash is limited, our Montenegro cheap properties and under 100k page list lower price ranges.
Sutomore's long pebble beach is overlooked by the Spanish Fortress hill and a railway line to Bar and Podgorica, and a tunnel connects it with the main Bar road. Podgorica is roughly 50 minutes by car and the airport there is the nearest major gateway. It is livelier in summer, with beach bars, and quieter in winter. Buyers include regional holidaymakers and people retiring on modest budgets. Compare Petrovac to the north and Ulcinj to the south, or Bar for a year-round port.
Montenegro allows foreign buyers to own property. Verify cadastral registration, building permits and whether a house has been extended without approval. Many older houses along the coast have informal additions. Water supply and summer power can be strained at peak times. Tax on property transfer is 3% to 6% (progressive by price). Consult the Montenegro buying guide and consider financing options.
Low prices on the coast are real, but legal registration decides what you can resell.
Short summer seasons give limited income, so run numbers on 10 to 12 weeks, not a full year.
