Apartments are 355 of 451 listings, houses 77, land 15 and commercial 4. Two-bedroom homes (142) lead, then one-bedroom (101), three-bedroom (76), four-bedroom (22) and five or more (13). The compact 76 m² median reflects holiday and investment flats, often in newer blocks facing the water. For wider choice see Montenegro apartments and houses.
The bay is a UNESCO-listed area, and Dobrota is known for baroque seafarers' houses along the shore and a promenade stretching toward Kotor. Building rules in the protected bay are strict, which limits new supply, so check planning status carefully. Tivat airport is about a 15 to 20 minute drive, and the road along the bay can be slow in summer. Nearby Tivat has a marina and airport, while Bečići and Bar are on the open coast, and Podgorica is the capital.
Foreigners can buy apartments and houses, and a registered property purchase can support an application for temporary residence. Confirm the property is registered in the cadastre, that the developer has a use permit and that no debts attach to it. Property transfer tax is 3% to 6% (progressive by price), plus lawyer, notary and agent costs. Rental yields depend on seasonality, since the bay is busiest in summer. See the Montenegro guide and financing page.
Protected-bay rules mean supply stays tight, but unpermitted conversions are the risk to avoid.
Visit in off-season. Noise from the bay road and cruise-ship days in Kotor affect different buildings differently.

Yes. Its median price per m² of €3,903 is roughly double that of southern coast towns in our data.
A property purchase can support temporary residence, but conditions apply, so check with a lawyer.
Very, due to cruise ships in Kotor and holiday traffic on the bay road.
Yes, but verify use permits and the developer's record.
