Buyer's guide: Bečići
Bečići is a beach resort on Montenegro's Budva Riviera, a few minutes' drive from Budva old town, and RealEstateAbroad lists 1,809 properties for sale there. The median asking price is €185,000, which is low compared with other Adriatic resorts, and the median size is just 58 m². Nearly every listing is an apartment, and most are one- or two-bedroom holiday flats.

| Measure | Bečići |

| Median per m² | €3,136 |

Apartments account for 1,712 of 1,809 listings, with 74 houses, 14 commercial units and 9 plots. On bedrooms, 739 homes have one and 601 have two, while only 107 have three, 19 have four and 26 have five or more. That is the signature of a resort market: small units in hotel-style complexes with pools, built for holiday use and rental.
The price per m² of €3,136 is higher than in Podgorica, mostly because of the sea views and resort amenities. The lowest quarter of listings is below €144,000, which keeps entry prices accessible. See apartments in Montenegro and affordable properties for budget filters.
Bečići has a two-kilometre sandy and pebbly beach, one of the longest on the coast, backed by hotels, restaurants and a promenade that continues to Budva. Nearby are Rafailovići, Przno and Sveti Stefan, which holds the famous island resort. Budva's nightlife is a short taxi ride away. Tivat airport is about 20 minutes by road, and Podgorica airport about an hour.
The resort is lively from May to September and much quieter in winter. Some restaurants and shops close, so check whether the area suits you year-round. Buildings are often on hillsides above the beach, which makes views great but can mean steep walks and parking trouble.
Foreigners can buy apartments and houses in Montenegro on the same basis as citizens, and the buying process involves a sale contract signed before a notary, with the property registered in the cadastre. Property transfer tax is 3% to 6% (progressive by price) for resales, and new apartments from developers are generally subject to VAT instead. Agents commonly charge 3%. Residence permits are possible for property owners, though they do not give citizenship. Confirm all rules with a Montenegrin lawyer.
For off-plan purchases, make sure the building has a construction permit and that your contract states a delivery date and penalties. Some older resort buildings lack complete legalisation, and unfinished projects exist. Our Montenegro buying guide, financing page and Montenegro market analysis cover the process.
The Budva Riviera has a tourist season that runs roughly from late May to late September, with a longer shoulder season for older visitors and events. Holiday-let income is therefore concentrated in four to five months, and occupancy varies widely between sea-view and inland buildings. Agents often quote optimistic yield figures, so ask for the real occupancy and income statements from the previous two summers, and check whether tourist registration and local tax are included.
Buyers from Russia, Ukraine, Serbia, Turkey and the EU make up a large part of the market, and demand for resales is influenced by geopolitical events and visa rules. Look for complexes with year-round services, underground parking and a reliable management company. Build in annual maintenance charges, which cover pools and common areas, as well as water and electricity connections that are sometimes separate.
Compare Bečići with Bar, Tivat, Petrovac, Ulcinj, Dobra Voda or the capital, Podgorica. Or visit the Montenegro overview.
