There are 228 houses and 191 apartments, 41 plots of land and 11 commercial units. Bedroom counts are spread widely: 84 are one-bedroom, 77 have two, 51 have three, 45 have four and 44 have five or more. That pairing of small flats for singles and large houses for families suggests two different buyer groups. For the national view see Montenegro apartments and Montenegro houses.
Bar is the main port, with ferries to Italy, a railway to the capital and a marina. Šušanj lies directly on the coast road, with a beach, a promenade and apartment blocks rising up the slope, and the old Stari Bar fortress is a short drive inland. To the north you reach Sutomore and the beaches around Čanj; to the south you reach Ulcinj and the Albanian border. Podgorica airport is roughly an hour away and Tivat airport a little longer. Compare nearby Bar, Bečići and Podgorica if you are weighing location against price.
Foreigners can buy property in Montenegro, with limits on agricultural land, and property purchases can support an application for temporary residence. Check the cadastre extract, confirm there are no mortgages or disputes, and verify that apartments are fully registered rather than merely contracted, because illegal construction has been an issue in some coastal areas. Property transfer tax is 3% to 6% (progressive by price) paid by the buyer, plus notary and agent fees. Montenegro uses the euro although it is not an EU member. Take a lawyer to the contract signing and see our Montenegro consultation guide.
Price per square metre is lower here than on the Budva riviera; the trade-off is a working port town rather than a resort.
Local banks lend to foreigners on conservative terms, so many buyers use cash. See Montenegro financing and the mortgage calculator.

Based on price per m², Šušanj's €1,921 median is lower than many resort areas, though prices vary by building and sea view.
Foreigners may buy building plots with some conditions, but agricultural land is restricted. A lawyer should confirm what applies.
Podgorica is around an hour away. Tivat is a longer drive but can offer different flight options.
It is a year-round port town, so it is less seasonal than purely resort villages, but beach cafes close out of season.
