Houses make up 56 listings, building land 19, apartments 13 and commercial units 5. Four-bedroom homes lead with 31, then 23 with three bedrooms, 11 with two, 4 with one and one with five or more. The high land count suggests self-build opportunities, though you should confirm zoning and buildability with the town hall before paying for a plot. See Portugal's house, land and apartment pages for national comparisons.
Fernão Ferro is a car-oriented suburb of single-family homes and condominiums, with schools, shops and a quieter pace than Lisbon. The Setúbal Peninsula's Atlantic beaches around Costa da Caparica and the Lagoa de Albufeira are a short drive away. Lisbon is reached over the 25 de Abril Bridge, so traffic at peak times can be heavy; the alternative is ferries from Seixal or Cacilhas. Buyers include families priced out of Lisbon and Almada, remote workers and investors looking at a lower-priced commuter belt.
Foreigners can buy freely in Portugal. Property transfer tax (IMT) is progressive for residents, while a flat 7.5% rate for non-residents was introduced in 2026, so verify the current position with a lawyer. Stamp duty of 0.8% and notary and registry fees also apply, and the annual IMI tax is set by the municipality. You need a Portuguese tax number (NIF) and a promissory contract (CPCV) before the deed. The Portugal buying guide and mortgage page explain the steps. The golden-visa property route closed in October 2023.
Fernão Ferro trades Lisbon-centre prices for garden, garage and space, at the cost of a commute.
The surrounding south-bank markets are Corroios, Almada, Barreiro and, further on, Setúbal, plus Charneca de Caparica e Sobreda. Start at the Portugal page for the national view.

It is across the Tagus; the drive is possible but can be slow at rush hour. Check the route at your commute time.
Only if zoning allows. Ask the Seixal council for a viability certificate before buying.
A flat 7.5% IMT rate for non-residents was introduced in 2026, so confirm the figure with a lawyer.

The Costa da Caparica and Albufeira lagoon coast are a short drive away, depending on traffic and season.
