Buyer's guide: Vilamoura
Vilamoura is the Algarve's marquee resort, and its 413 listings on RealEstateAbroad carry a median asking price of €1,125,000, among the highest in Portugal. Buyers come for the marina, golf courses and a polished resort setting. Here is how the market breaks down and what to know before buying.
Asking prices from current listings on RealEstateAbroad; actual deals often negotiate lower.
| Measure | Value |
|---|---|
| Active listings | 413 |
| Median asking price | €1,125,000 |
| Middle half (p25 to p75) | €815,000 to €1,800,000 |
| Median price per m² | €6,567 |
| Median size | 163 m² |
There are 222 apartments, 184 houses and 7 plots. Bedrooms: 184 two-bedroom, 116 three-bedroom, 74 four-bedroom, 17 with five or more, 14 one-bedroom and 8 studios. The high median reflects large golf villas as well as new-build apartments. For comparison, see the national villa listings and apartment listings.
Vilamoura is a planned resort in the municipality of Loulé, built around its marina, with golf courses, beaches and a lively promenade in season. It is quieter in winter, which suits buyers wanting a resort that operates year-round more than some Algarve towns. Faro airport is about 25 minutes away.
For a more local feel, look at Quarteira, a beach town with a market and permanent residents, Loulé, an inland market town, and Almancil, home to upscale villas. Albufeira is livelier and tourist-driven, Boliqueime is quieter and rural, and Faro is the regional capital.
No residency is needed to buy. You need a tax number (NIF) and, as a non-resident, a fiscal representative. Taxes include IMT on purchase (a flat 7.5% rate for non-residents was introduced in 2026; verify the current position), 0.8% stamp duty, and annual IMI. Portugal's golden-visa property route closed in October 2023, so property no longer leads to residency by itself.
A lawyer should check the land registry, licensing and whether short-term rental licences (alojamento local) are available for the unit. See our Portugal financing guide and buying guide.
Last updated 8 October 2026
The median asking price across listings is €1,125,000, while the top quarter starts at €1,800,000. Villas on golf courses cost more than apartments.
It is a strong holiday market, but licences, season length and management fees matter. Verify the rental licence before you buy.
Not through the old golden-visa property route, which closed in October 2023. Other visa routes exist, so ask an immigration lawyer.
Expect IMT, stamp duty, notary and registry costs, plus legal fees. A flat IMT rate for non-residents was introduced in 2026, so confirm it with a local lawyer.
Typically yes, with a more local feel. Compare the Quarteira page for current numbers.
