Two-bedroom and three-bedroom homes are equally common at 168 each, with four-bedroom (117) and five-plus (62) behind. Loulé town is a traditional market town inland with a Moorish heritage. Almancil is known for upscale shops and restaurants. Quinta do Lago and Vale do Lobo are gated golf resorts at the top of the market. Quarteira is the working beach town with more affordable apartments, and Vilamoura's marina area lies to the west. Faro airport is about 15 to 25 minutes away. The climate gives over 300 days of sun, supporting rental demand from golfers and families.
Buyers are mostly British, Irish, German, Scandinavian and American, including retirees and remote workers.
Foreigners may buy freely. You need a Portuguese tax number (NIF), a lawyer and a land registry and cadastre check. Buyers pay property transfer tax (IMT) on a sliding scale, stamp duty of 0.8% and notary fees; annual municipal property tax (IMI) is around 0.3-0.45% (approx.; verify locally). The golden visa route no longer covers residential property purchases since October 2023, so confirm current residency options. Non-habitual tax residency rules also changed, so seek advice.
