Land in Portugal
Land for sale in Portugal totals 3,876 listings and spans building plots, olive groves, cork forest and ruins. The most important word on the listing is not the price but the classification: urban or rustic.
Current listings on RealEstateAbroad give a Portuguese median asking price of €484,696, with the middle half between €259,523 and €880,000. Land values swing widely by classification and coast proximity, so national figures are a poor guide.

Urban land has building rights under the municipal master plan; rustic land generally does not, or only in limited circumstances such as reconstructing a ruin of documented size. A cheap rustic plot with a ruin is often priced on hope. Ask the municipality (câmara) for the plot's classification and a written statement of what can be built.
Land buyers often underestimate the cost of making a plot usable. Connection to water and electricity can run into tens of thousands of euros on remote sites, and a private road or retaining wall adds more. Architect and licensing fees follow, and the municipal licence process can take many months. Add a contingency of at least ten percent to any budget, and ask neighbours how long their own permits took.
