Buyer's guide: Faro
Faro is the Algarve's capital and gateway, with the region's main airport and the Ria Formosa lagoon on its doorstep. Our 425 listings have a median asking price of €750,000 and a median home of 231 m², so the feed leans towards larger houses rather than compact city flats.
Asking prices from current listings on RealEstateAbroad. The price per m² figure covers 267 listings.

Houses are 174 listings, apartments 144, land 72, commercial 23 and villas 12. Four-bedroom homes (113) lead, then 97 three-bedroom, 61 with five or more and 52 two-bedroom. Sixty-seven listings show no bedrooms, which are mainly plots or commercial units, and 14 are one-bedroom. See Portugal's house listings and land listings.
The walled old town, the marina and the Ria Formosa barrier islands give Faro character, and the University of the Algarve brings year-round life that beach resorts lack. The airport is minutes away, trains run along the coast and to Lisbon, and Praia de Faro is the local beach. Locals live in the city all year, so shops and services stay open in winter. For nearby markets see Albufeira, Loulé, Lagos and Portimão. Compare Lisbon and Porto for city options.
Foreigners can buy freely. You need a Portuguese tax number (NIF), usually a bank account and a lawyer. The process runs from a promissory contract (CPCV) with a deposit to the final deed. Costs include property transfer tax (IMT), which is progressive, stamp duty, notary and registry fees, and an annual municipal property tax (IMI). Portugal ended its golden visa route for residential property purchases in 2023, so investors should look at other residency options. Non-habitual-resident tax rules also changed, so seek current advice. See the Portugal guide and Portuguese mortgages.
The golden visa for property is gone; buy because you like the place.
Properties near the lagoon may face flood-zone or protected-area constraints. Ask for the licence and land registry extracts.

Our data show a high median because the feed includes large houses, so compare property types, not headlines.
Yes. As a working city with a university it stays active in winter.
The real estate route closed in 2023.
A Portuguese tax number needed for most transactions.
