Apartments in Portugal
Apartments for sale in Portugal are our biggest Portuguese category, with 6,212 of 21,340 listings. Portugal welcomes foreign owners with few restrictions, so the practical questions are where to buy, what the licence allows and which taxes follow.
These are asking prices from current listings on RealEstateAbroad, across all property types. Lisbon and the Algarve coast pull the median up, while interior towns sit well below it.

Lisbon is the capital and the premium market. Porto and neighbouring Vila Nova de Gaia, across the Douro, offer a northern alternative. In the Algarve, Lagos, Albufeira, Portimão, Loulé and Faro cater to holiday and retirement buyers. Three-bedroom homes lead the whole market (4,135), with two-bedroom next (3,455).
Our Portugal buying guide goes through each stage.
Check the apartment's habitation licence, whether the building is in a rehabilitation zone, and whether local accommodation licences are available if you want holiday lets. Rules on short-term letting have tightened in many areas, so do not assume a flat can be let to tourists. The former property-based golden visa route was closed, so do not buy purely for residency; confirm current visa rules with a lawyer.
In Portugal the habitation licence and the local-accommodation licence are separate documents; check both.
Budget for IMT (progressive, and higher for second homes), 0.8% stamp duty, notary and registry fees, legal costs and annual municipal property tax (IMI). Rates change, so verify locally. See the financing page for lending.
Compare houses, villas, land and commercial, or the market data.
