Buying a Portuguese house to restore is popular, especially in the Alentejo and the north. Renovation needs municipal approval for any structural change, and building costs have risen. Ask a local architect for an estimate before you buy, and check whether the house enjoys any tax relief in a rehabilitation zone. Using a qualified builder with references saves money in the long run, and keep every invoice, which you will need for later capital-gains calculations.
Old rural houses are cheap per square metre but often have problems: unlicensed extensions, boundaries that are not in the land registry, or building sitting on rustic land where expansion is restricted. Ask for the caderneta predial (tax registration) and the land registry certificate, and compare their descriptions with what you see.
