Buyer's guide: Setúbal
Setúbal real estate is unusual because commercial property leads: 96 of the 190 current listings on RealEstateAbroad are commercial, ahead of 34 land plots, 30 apartments and 29 houses. The median asking price is €399,745. Anyone wanting a home should filter for residential types.
Asking prices from current listings, a mix of homes, plots and business premises.
| Measure | Setúbal |
|---|---|
| Median asking price | €399,745 |
| Middle half (p25-p75) | €249,841 - €749,297 |
| Median price per m² | €3,057 |
| Median size | 130 m² |
| Listings | 190 |
Among listings with bedroom counts, three-bedroom homes (25) and two-bedroom (24) are most common, followed by five or more (20), four (12) and one (3). The large commercial share pushes the median size up and the price spread wide, so the headline median says little about a typical flat.

Setúbal lies on the Sado estuary south of the Tagus, with a working port, a fish market, the Arrábida hills and beaches to the west, and ferries to the Tróia peninsula. Lisbon is around 40 km away by road, making this a more affordable base for people working in the capital region. Barreiro, Almada and Corroios are on the same south bank, while Lisbon, Amadora and Odivelas are across the river and are separate markets.
Expect lower prices than Lisbon and good quality of life, with the trade-off of a longer commute.
Foreigners buy on equal terms. You need a NIF tax number, and non-EU buyers often a fiscal representative. A promissory contract (CPCV) comes first, then the deed. Property transfer tax (IMT) follows a sliding scale, and a flat 7.5% rate for non-residents was introduced in 2026, so confirm current rules. Stamp duty is 0.8%. The golden-visa property route closed in October 2023.
Our Portugal financing guide and buying guide explain the steps, and the Portugal page lists other regions.

Setúbal is a port and industrial city, so shops, warehouses and offices make up a large part of the stock.
About 40 km, or roughly 40 minutes without traffic.
A promissory contract with a deposit that commits both sides before the final deed.
Generally yes per square metre, though sea-view and Arrábida-area homes can be pricey.
