Buyer's guide: Baošići
Baošići is a small coastal settlement in the Herceg Novi municipality, at the mouth of the Bay of Kotor, and it is one of the better-value places to buy a Montenegrin sea-view flat. Our live listings show 181 properties with a median asking price of €220,000, and apartments account for roughly two thirds of them.
These are asking prices from current listings on RealEstateAbroad. The price per square metre is high relative to the headline price because most units are small: the median listed size is just 74 m².

Apartments (114) lead, followed by houses (58), land (8) and a single commercial property. Bedroom counts show a compact market: 44 one-bedroom and 50 two-bedroom units, against 17 three-bedroom, 21 four-bedroom and 13 with five or more. The larger numbers are mostly houses and villas.
Browse the wider apartment listings in Montenegro to see how Baošići compares with Budva or Kotor-area flats, or look at plots and land if you plan to build.
Baošići is stretched along the water with a pebble beach and a promenade, and sits between Đenovići and Bijela. Herceg Novi town is a short drive east, with shops, a hospital and the old town; the coast road is busy in summer. Tivat airport is across the bay and Dubrovnik airport is also commonly used, with a border crossing to allow for.
Buyers are typically Balkan and Eastern European second-home owners, plus retirees who want a sea view without Budva prices. Because many blocks are new, check completion dates, the building permit and whether the apartment is registered separately in the cadastre. Neighbouring Đenovići and Bijela are directly alongside and worth comparing street by street, while Herceg Novi is the nearest full town.
At €3,023 per m² for small flats, you are paying for the view: always confirm what is actually visible from your floor.
Foreigners can buy apartments and houses in Montenegro, though agricultural land is restricted. Expect a property transfer tax of 3% to 6% (progressive by price) paid by the buyer, plus notary, legal and agency costs (approx.; verify locally). Montenegro uses the euro. A signed contract before a notary and registration in the cadastre complete the purchase. For step-by-step detail, read our Montenegro buying guide and the country overview; for loans, see Montenegro financing.
Across the water, Tivat has a marina and airport and sells at a noticeably higher level.

It suits buyers who want a beach and a sea view at below-Budva prices. Check noise from the coast road, summer crowds, and whether the building has a legal permit.
Yes, foreigners can buy apartments and houses in Montenegro with a notarised contract and cadastre registration. Agricultural land is the main restricted category.
Tivat airport lies across the bay and Dubrovnik is also a realistic choice. Journey times depend heavily on summer traffic and the border queue, so allow generous margins.
Half of our listings sit between €165,000 and €405,000, with a median of €220,000 for a median size of 74 m². Villas and larger houses push the upper range.
