Buyer's guide: Gospić
Gospić is the administrative centre of Lika-Senj County, deep in Croatia's inland mountains, and Gospić real estate is some of the cheapest in the country. Our 63 listings carry a median asking price of €102,500, and 40 of them are plots of land. We outline what that means below.
Asking prices from current RealEstateAbroad listings, in euros.
| Measure | Gospić |
|---|---|
| Listings | 63 |
| Median asking price | €102,500 |
| p25 to p75 | €50,000 to €175,000 |
| Median price per m² | €667 |
| Median size | 200 m² |
Land makes up 40 listings, houses 16, apartments 5 and commercial 2. The house listings range from one to five-plus bedrooms, with three-bedroom the most common. Because land dominates, per-m² figures and size medians mix building plots and larger parcels, so compare like with like. See the Croatia land page, house page and commercial listings.

Lika is a high plateau between the Velebit mountain range and the Bosnian border, with cold winters, forests, bears and some of Croatia's least crowded countryside. Gospić is on the A1 motorway between Zagreb and Dalmatia, and the Plitvice Lakes National Park is roughly an hour to the north. The inventor Nikola Tesla was born in the nearby village of Smiljan. The sea is a longer drive over the mountains.
Population is small and ageing, so rental demand is thin; buyers tend to be returning families, hunters, outdoor enthusiasts and those after very cheap rural plots.
Check whether the land is zoned as building land or agricultural land. Agricultural land has separate restrictions and cannot be assumed to be open to non-EU foreigners. Confirm road access, utilities, boundary surveys and whether the cadastre and land register agree. Resales carry a 3% transfer tax, and non-EU buyers need Ministry of Justice consent subject to reciprocity.
The Croatia buying guide and financing page explain more, and the country page covers the rest. Budget-focused buyers can also browse listings under €100,000.
For inland Croatian land, zoning is the difference between a building plot and a field.
