Villas in Croatia
Croatia lists 1,461 villas on RealEstateAbroad, about 7% of 21,092. Many are bought as holiday homes that earn rental income in summer, which makes licensing and management as important as the purchase itself.
The all-type median asking price in Croatia is €313,000, with a top quartile starting at €600,000. Villas are typically in or above the upper range, particularly near the sea or with a pool. The median price per square metre is €3,505, and villas often exceed it. Compare villas to nearby houses to see the premium for a pool and finish.
EU citizens can buy directly; non-EU buyers need approval. Transfer tax of around 3% or VAT on new builds applies. See the Croatia buying guide and financing.
Croatia's tourist rental market is regulated. A villa let to guests must be registered, categorised by the local tourist board, and meet fire safety and sanitary rules. You must collect and pay tourist tax, and register each guest with the police system, which many managers do for you. Income from rentals is taxable; owners can choose lump-sum treatment in some cases, and a local accountant will tell you which is cheaper. The season runs from May to September in most areas, with shoulder months in Istria. Pool maintenance, laundry, gardening and guest support are the main costs, and a management company usually takes a commission of around a fifth to a third of rental income, though you should confirm.
