Apartments lead with 88 listings, then 29 houses, 22 plots, 15 villas, six penthouses and one commercial. Bedrooms: five-plus (20), three (19), two (15), four (12), studios (7) and one-bed (2). The 22 plots draw self-builders, though permits and coastal setbacks are strict. Modern holiday apartments around the lagoon and the beach make up much of supply, often sold furnished. Look at apartments in Croatia and houses.
The upper quartile of about €850,000 is driven by villas and new beach-side apartments. At the other end, the €288,000 lower quartile buys older apartments or small houses a few streets back. Ask about the seasonal rental history of any flat and about the monthly management fee.
Nin is a shallow-water family beach destination, known for its kitesurfing and for its mud, and Zadar's airport and old town lie about 15 km south. Zadar is the regional city, and Sukošan is on the coast south of it. Vir is the island joined to the mainland by a short bridge. Pag, Povljana and Kolan are on Pag island, across the sea from the mainland, and reachable by road bridge or ferry. Summer is crowded, winter very quiet.
EU citizens buy on equal terms, others need reciprocity and approval, and some use Croatian companies. Resale transfer tax is around 3% and newly built homes bear 25% VAT. Add notary, agent and land-register costs. Check for the building's use permit and legal status, particularly for holiday houses built informally. Our Croatia buying guide and financing page set out the process. The Croatia overview lists other coastal markets.
Most flats are sold furnished, and owners often use property managers for summer lettings, so compare fees and ask for booking records before assuming returns.
