Apartments account for 626 listings, houses 202, villas 69, land 42 and commercial units five, with a single penthouse. The wide spread between the lower and upper quartile (about €249,000 versus €805,000) shows two markets: compact holiday flats near the sea, and larger houses or villas with pools inland.
By bedrooms, three-bed homes lead with 251 listings and two-bed follow with 206, while studios number 39. Plenty of buyers are after small units close to the marina, but our villas in Croatia listings show where the budget gets higher.
The town has a marina, pine-backed beaches, and a historic old centre on a small peninsula. It is known for hosting a long-running tennis tournament, and its coast links to Novigrad, Savudrija and Poreč. Trieste airport and Pula airport are both within driving distance, and the road to Slovenia is short.
Buyers are largely Central European, which keeps seasonal rental demand healthy from June to September. Winter is quiet. If you want something livelier, compare Poreč or the regional hub of Pula.
Umag is a tale of two price tiers: the cheapest quarter of homes sits near €249,000, the dearest quarter starts above €805,000.

Summer demand is strong thanks to its marina and beaches, but the season is short. Check local rules on tourist registration before buying.
It depends on reciprocity between Croatia and the buyer's country. Get legal advice before signing.
The lowest quarter of listings is below about €249,000, typically smaller flats.
Poreč and Pula both offer different price levels and year-round services.
